A Greensboro real estate firm has taken over leasing and marketing duties at a 134,464-square- foot office building that changed hands twice in 2021.
Presidia Asset Management has added the Asheville Building in Greensboro to its portfolio. The Class C building is part of the Koger Office Center, located on 8 acres at 1500 Pinecroft Road, between Holden and Meadowview roads, just north of Interstate 40. It was built in 1988.
An LLC controlled by Experimental Holdings of Cincinnati bought the building in January 2021 for $7.35 million.
The building was part of a 13-building, 835,000 SF portfolio originally put up for auction in 2018. The Asheville Building was one of two buildings in that portfolio that was eventually sold separately late in 2020 by special servicer Colony Capital AMC Opco after the auction was scrapped. A group including Anomaly Squared CEO Jerry Wass, Robin Yaun and Matt Yaun purchased the Wingate Building for $2.13 million at the same time.
In 2006, the Asheville was part of a portfolio sold for $32.1 million, according to Guilford County records.
Gina Hensley, president of Presidia, said the management company would seek to increase asset stability and improve tenant retention. The largest tenant at the building is U.S. Department of Housing and Urban Development (HUD) with 40,858 square feet.
A spokesman for Presidia did not reveal how much of the property was occupied, but on Nov. 22, more than 28,000 square feet were listed as available for lease. Presidia said the property recently underwent interior and exterior capital improvements including common area and landscaping upgrades, updated lightning and signage.

She truly is a caring person who will go the extra mile for her co-workers. Her work ethic is impeccable, knowledge of the industry as a whole is second to none.
It’s rare that you come across standout talent like Gina. She is a successful risk-taker. She uses unique ways to determine what the target market needs. As a pragmatic leader and a realist, she can grasp ideas in a holistic manner and still pay attention to minor details. Gina is known as diligent and persistent – two qualities that define her completely. She is both detail and target-oriented, her knowledge in the commercial real estate industry is vast and extensive. As a creative thinker who possesses a can-do attitude, Gina is a pleasure to work with.

I want to say thanks to Kaleb and Kela they really help me to make a decision to move on my own, they gave me a good insight on everything I’m really not to old to listen to anyone but only from good people, but anyway I move to my apartment I heard this alarming noise my toilet was running all night i work a couple jobs and I really want to rest I also want to really thank Josh in the maintenance department for really come to my rescue fixing that annoying noise in my bath room not only that for getting a bigger water bill to. Thanks presida for having a awesome crew
I only really take the time to write reviews if someone went above and beyond, and that has been the case for Josh. Josh has managed to fix any and every problem I’ve encountered during my stay here. He has a positive attitude was very professional and prompt
When I say Presidia is the best!! Especially Kela!!! She went above and beyond for my kids and I to get our new apartment and I greatly appreciate her, she’s very kind and professional and we love our new home!! I would recommend Presidia to anyone especially Kela!
There’s really no words to describe how great the Greensboro team is. Kaleb, Kela and Conner has been the most compassionate, attentive, transparent and professional. EVERY need of mine has been met and EVERY expectation I have has been exceeded without effort. How they choose to carry themselves and treat you goes beyond the paycheck. It’s who the truly are. If Presidia want to grow and expand their business then they should invest in the growth and the expansion of these three. Check them out
I had an emergency electrical maintenance issue and the gentleman Aaron that came out relatively quickly was absolutely amazing. He was kind and understanding to my issue at hand. He found the issue and fixed it along with a couple of other things that would’ve been a problem later. He was very professional and is an extremely hard worker. It’s 9 at night and he’s been here for an hour and a half making sure the problem is fixed completely. Thank you Presidia for sending him.
